We were mandated to produce the plans for permits and the plans and specifications for submission and construction for the replacement of the windows on all the facades of this heritage building in Outremont.
Although window work had been carried out a few years ago, the system that had been installed produced vibrations in the storm windows and did not provide adequate insulation. We therefore proceeded with an analysis with different solutions to change either the windows, the storm windows, or the entire system. In light of this analysis, the client decided to change the entire system.
The work affected 300 windows in the 32 housing units and common areas. We respected the design of the existing windows in order to maintain consistency with the heritage style of the building, but also to comply with city regulations.
During the construction phase, we monitored the progress of the work, monitored quality during execution, and verified the supplier's shop drawings. We managed change orders as well as the verification and approval of the contractor's payment notices.
The challenges encountered were the coexistence of the works with the routine of the building users and the periodic maintenance works of the building, as well as the choice of a window system in harmony with the style of the building, while ensuring a high level of energy efficiency.
